Plumbing maintenance. Asked if there were any concerns. Checked water pipes for leaks. Checked condition of t&p valve. Flushed sediment out of tank. Took radon readings. Levels came back high 7.19pci. Customer asked if we could follow up with husband (David)

No failing parts on the 2022 Rheem down flow furnace. Cleaned the flame sensor, inside of the unit is clean, amp draws on both motors are in spec, order of operations happened in the proper sequence and the system is operating optimally with a new filter. Customer also signed for duct, dryer vent cleaning, & Uv light to be installed.
Controls are shorted out and turning unit on. Switch circuit tests good, needs new controls. Showing NLA. Reported to warranty, was told they will do part research and let us know whether to pull parts to have rebuilt or replace unit.
Unit wasn’t heating. Had manual thermostat installed. Replaced thermostat with one I had on my truck. Unit ran after that.

Arrived for a/c tune-up and check out: Created a call for cooling at the thermostat. Inspected furnace condition and operation. Furnace and blower motor were clean and operating normal. Checked return air filter, return air filter was dirty, replaced filter with one off my truck. Checked condensate drain line and cleared drain line out. Checked temp drop across . Had a 19° temp drop across evaporator coil. Checked outside condenser and cleaned coils. Checked amp draw for fan motor and compressor. Both were running and operating normal within manufacturer specifications. Compressor was starting to run slightly high, but still within specifications. Recommended adding a hard start to improve efficiency and help lower amp draw. Checked capacitor, capacitor tested good. Checked contactor condition, had no pitting or rust. Checked wiring, wiring was in good condition. Checked refrigerant charge, manufacturer recommends a 10° subcool plus or minus 3°. System had a 8.8° subcool. Sy
